  2. We send a written offer

    We research the land and send a written cash offer, usually within 7 to 10 business days. It's below retail listing prices, because we buy as-is and take on the cost and time of reselling.

  3. A title company or attorney handles the closing

    If you accept, a licensed title company or real estate attorney, depending on your state, checks the title, holds the funds and records the deed. You can sign from home.

Questions owners ask us

Why did I get a letter from you?

County property records list you as the owner of land in an area where we buy. We write to owners directly because many people hold land they no longer use and would rather have the cash.

How did you get my name and address?

From the county property appraiser's public records, which list each parcel's owner and mailing address.

How do I know this is legitimate?

Every purchase closes through a licensed title company or real estate attorney, depending on the state. They check the title, hold the funds and record the deed. We will never ask you to send us money, share bank passwords, or wire funds anywhere. You can call before you decide anything.

Do I pay any fees or commissions?

There's no agent commission. Your written offer explains which closing costs we pay. Any unpaid property taxes, liens or other deductions are identified and explained to you before closing.

How do you decide your offer?

We look at recent land sales nearby, access, utilities, and any taxes owed.

The owner passed away, or several people inherited it. Can you still buy it?

Often, yes. Inherited property may need additional documents or review. We'll work with the title company or closing attorney to find out what's needed before going ahead.

How long does it take?

Most purchases close within 30 to 90 days of accepting our offer. It can be faster when the title is clear, and longer when paperwork has to be sorted out first.

Am I obligated to sell?

No. Contacting us, or receiving an offer, doesn't commit you to anything.
